We are almost done with our renovations on the property. Please see below the dates
for the painting.
01/15/2021 from 8:00am to 5:00pm, we will be deep cleaning and preparing both
staircases for paint. No preparation is needed, and access will still be available.
01/18/2021 from 8:00am to 5:00pm, we will be paining the backside set of stairs of
which will be inaccessible. We ask that you please use the front set of stairs and
elevator during this time.
01/19/2021 from 8:00am to 5:00pm, we will be painting the frontside set of stairs of
which will be inaccessible. We ask that you use backside set of stairs and elevator
during this time.
01/20/2021 from 8:00am to 5:00pm, we will be painting the lobby area of which will be
inaccessible. Please prepare ahead and use the multiple exits we have on the property.

As we see our community transform to 9404 Apartment Homes, we ask that everyone do their part to
keep our community safe and clean and to follow your lease agreement and change of terms presented
when we took ownership of Regent Gardens.
BALCONIES, PATIOS AND WINDOWS; Page 7; #13
Please do not shake or hang rugs, towels and clothing from windows. Do not put plants or other items on
balcony or patio walls. If your balcony or patio is visible from outside your Residence, do not keep
anything on it other than patio furniture. We reserve the right to prohibit, restrict and control the items on
your balcony or patio.
BARBEQUE GRILLS; Page 7; #14
If allowed on the Property, barbeque grills may be used only in designated areas, and only in compliance
with applicable laws. Cities and counties that have adopted the California Fire Code prohibit charcoal
burners and other open-flame cooking devices on combustible balconies or within 10 feet of combustible
construction unless (1) the Property is a single-family residence or duplex, (2) the buildings, balconies
and decks are protected by an automatic sprinkler system, or (3) a liquefied-petroleum LP (which includes
propane) gas fueled cooking device having a LP gas container of 1 pound or less is used.
We ask that our resident(s) please abide by these terms in your lease agreement. Please remove items if
any on balcony rails by Friday December 11, 2020. Items hanging on balcony rails can damage the new
paint. Failure to remove items will result in management removing items and charges accessed
accordingly for any damages.

December 7, 2020 We are reaching out to let you know that we are paying close attention to all the updates from the CDC and local officials concerning COVID-19 ("Coronavirus").Our highest priorities continue to include the welfare and safety of you, our residents, as well as our employees. Out of an abundance of caution, we will only be performing “essential” maintenance in occupied apartments. The following are considered “essential”: plumbing backups, leaks, broken windows, no hot water, no electricity, non-operational refrigerator or stove and heating issues. In addition to requesting “essential” work orders to be completed to your Community Manager. If your “essential” maintenance request falls outside of our current working hours, please call: (310) 930-9691. All common area amenities are closed at this time, apart from the onsite laundry rooms. We have instructed all employees to stay home if exhibiting symptoms of the flu or cold and have told them not to enter apartments where residents are symptomatic of this virus. Additionally, we have instructed our employees to greet residents verbally but avoid handshaking and physically keep a reasonable distance from others. We are Improving Your Community and Would Like Your Cooperation
Dear Residents:
Some exciting new projects will shortly be underway here at our community and we need
your help in making these projects move along diligently. In the upcoming weeks, we will be
replacing all windows in every apartment throughout the community. In preparation for this
upgrade we will be entering all units on Monday, November 30, 2020 to Friday, December
14, 2020 from 8:00 am – 6:00 pm. Please ensure we have access to your unit. If we do not
have access due to your locks being changed without our knowledge and you have not
provided us with a key; we will be drilling out the lock and replacing it at your expense.
All items that might block or restrict direct access to all windows must be removed or
relocated. Doing so in advance will allow us to quickly install and move along swiftly out of
your apartment. You will receive at least 24 hours advanced notice of the day we will be
entering your apartment.

Hello Residents of 9404 Apartment homes formally known as Regent Gardens. I wanted to remind everyone and give an update of the future upcoming projects. Windows will be getting washed tomorrow November 3rd from 8AM-5PM on exterior so make sure to close windows /curtains. The front exterior walk way is blocked currently off due to balcony work being done starting today up till Thursday November 5th, 2020. We have a full window replacement project upcoming which I will be supplying notices for closer to the date and the type of cooperation we will need/what to expect. All windows will be replaced throughout the building that will be energy efficient and reduce noise levels from exterior noise. The estimate start date for this project is November 30 for two weeks. I wanted to remind everyone we are more than halfway done with the beautifying project of what was known as Regent Gardens.. Soon to be rebranded as 9404 Apartment Homes! As your onsite community manager, I walk around to clean our community on a daily basis. I wanted to remind everyone that we are in this together to keep our home debris free and clean! Please help by doing your part in making sure to tear down boxes before inserting into blue recycling bins supplied next to laundry area. Also make sure to only dispose of only packaged wrapped trash that wont clog up our trash chutes. Working together we can prevent unwanted rodents/pest from coming into our building. We will be power washing the exterior of the property on Saturday, October 24, 2020 between
the hours of 8:00am – 5:00pm.
We will also be painting the buildings starting on October 23, 2020 to November 20,2020
between the hours of 8:00am – 6:00pm.
We highly suggest that all items be removed from the balcony. Please keep all windows and
doors closed during the duration of the power wash and painting. Vendor or Regent Gardens
will not be held responsible for any damaged items left on the balcony.
During the painting of the buildings we will start adding metal support to all of the balconies.
Please do not be alarmed, there will be workers on the balconies to complete the work.
We strive to beautify Regent Gardens to make it a better place to call home.

We have a new upcoming project that involves all exterior work starting October 19,2020 up to November 17,2020. We ask that everyone prepare accordingly as there is dates that certain areas of the building will be inaccessible and closed off.
